Part 2: Everything You Need to Know About Intrusive Façade Investigations
In the first part of our conversation with Henry Greensmith, we explored why intrusive façade investigations are becoming increasingly important, the challenges facing building owners and the role Façade IQ plays in helping clients navigate today's building safety landscape.
In Part Two, Henry discusses how investigations are delivered safely, the importance of collaboration and what clients should look for when choosing a specialist contractor..

Many clients worry about disruption. How do you carry out intrusive investigations safely while keeping disruption to residents and occupants to a minimum?
Minimising disruption is one of the most important parts of my role. The key is thorough planning, proactive stakeholder engagement and regular communication with residents, managing agents and everyone involved before work even begins.
I've always taken a problem-solving approach. If an issue arises, we focus on finding the safest and most efficient solution while keeping disruption to an absolute minimum. Inevitably, intrusive investigations involve specialist equipment, so some noise and disruption are unavoidable.
However, with careful planning and experienced teams, we complete the work as efficiently as possible, keeping residents informed throughout the process and ensuring the investigation is carried out safely and professionally.

Façade investigations often involve several specialists. How does Façade IQ work alongside fire engineers, consultants, principal designers and other project stakeholders?
Façade investigations are a collaborative process, and strong communication between all project stakeholders is essential. We work closely with fire engineers and façade consultants to ensure they have the information they need at each stage of the project.
A key part of that collaboration is planning how we safely access the building. Every project is different, so we work with specialist access contractors to determine the most appropriate methodology, whether that's rope access, mobile elevating work platforms (MEWPs), mast climbers or other specialist working platforms. Selecting the right access solution is critical to carrying out investigations safely, efficiently and with minimal disruption to residents.
Our role is to provide accurate, evidence-based findings that help inform design decisions, fire risk assessments and, where required, remediation strategies. By combining technical expertise, specialist access solutions and close collaboration with the wider project team, we help keep projects moving and deliver the best possible outcome for our clients and residents.
What do you think clients value most when choosing a contractor to carry out intrusive investigations? What sets Façade IQ apart?
I think clients value three things above all else: competence, communication and trust. They're looking for a contractor who understands the technical requirements, can deliver safely and keeps them informed throughout the project.
At Façade IQ, we pride ourselves on taking a collaborative, solutions-focused approach. From the initial planning and stakeholder engagement through to the investigations, reporting and final recommendations, we focus on delivering a high-quality service with minimal disruption. We understand that every building is different, so we tailor our approach to each project rather than offering a one-size-fits-all solution.
Our combination of experienced surveyors, robust project management, specialist access expertise and clear communication gives clients confidence that their project will be delivered safely, efficiently and professionally.
Looking ahead, how do you see the façade and building safety sector evolving over the next few years, and how is Façade IQ preparing for that?
I think we'll continue to see the regulatory landscape mature, with clearer guidance, stronger controls and greater accountability across the industry. As the sector evolves, there will be an even greater focus on demonstrating competence, maintaining accurate building information and ensuring decisions are supported by robust evidence.
At the same time, technology will play an increasingly important role. We're already seeing advances in digital reporting, data capture, drones, 3D modelling and asset management systems, all of which are helping to make investigations more efficient and provide clients with better quality information.
At Façade IQ, we're committed to staying ahead of those changes by investing in both our people and the latest technology. By combining experienced professionals with innovative tools and a strong focus on quality, we'll continue to deliver reliable, evidence-based solutions that meet the changing needs of the building safety sector.
Finally, if someone isn't sure whether they need an intrusive façade investigation, what advice would you give them, and how can Façade IQ help?
My advice would be not to make assumptions about your building. If there's any uncertainty around the construction of the external wall system, or you're unsure of your responsibilities, it's always worth seeking professional advice early. Acting sooner rather than later can save both time and cost, while giving building owners and residents greater confidence in the safety of the building.
At Façade IQ, we're here to guide clients through the process. We take the time to understand each building and its specific requirements, providing honest, evidence-based advice and a tailored approach to every project. Whether an intrusive investigation is needed or not, our goal is to help clients make informed decisions and navigate the building safety landscape with confidence.
Following on from any investigation works, our wider A&S Group divisions are on hand to deliver any follow-up works that may be required, whether that's façade remediation or internal passive fire protection, providing clients with a seamless service from investigation through to completion.
