Fire Remediation Works at Central Chester Assisted Living Development
Client: Assisted Living Development
Services: Building Safety Projects and JA Access
This ongoing project focuses on delivering essential fire remediation to an assisted living development in central Chester. The work requires precision, sensitivity, and consistent communication to ensure residents remain safe and the building stays fully compliant throughout each phase.
Situation
An assisted living development was experiencing recurring issues with several communal fire doors failing to close and latch. During planned works, it became clear that a pressure imbalance within the corridors was preventing the doors from operating correctly, creating a non-compliant condition and posing a risk to residents and staff.
The Solution
A&S Compliance carried out a focused assessment of the affected doors to understand how the corridor environment was influencing performance. The existing door closers were found to be underpowered for the conditions, so all relevant units were upgraded and adjusted to deliver reliable closing and latching. Minor alignment and hinge improvements were completed, and each door was tested to ensure it operated smoothly while remaining accessible for residents.
The Outcome
All communal fire doors now close and latch consistently, resolving the pressure-related issue and restoring full compartmentation across the development. The scheme is once again compliant with BS 8214 and fire safety legislation, with door operation improved without impacting ease of use for residents.
