In the first part of our conversation with Henry Greensmith, we explored why intrusive façade investigations are becoming increasingly important, the challenges facing building owners and the role Façade IQ plays in helping clients navigate today's building safety landscape.

In Part Two, Henry discusses how investigations are delivered safely, the importance of collaboration and what clients should look for when choosing a specialist contractor..

Many clients worry about disruption. How do you carry out intrusive investigations safely while keeping disruption to residents and occupants to a minimum?

Minimising disruption is one of the most important parts of my role. The key is thorough planning, proactive stakeholder engagement and regular communication with residents, managing agents and everyone involved before work even begins.

I've always taken a problem-solving approach. If an issue arises, we focus on finding the safest and most efficient solution while keeping disruption to an absolute minimum. Inevitably, intrusive investigations involve specialist equipment, so some noise and disruption are unavoidable.

However, with careful planning and experienced teams, we complete the work as efficiently as possible, keeping residents informed throughout the process and ensuring the investigation is carried out safely and professionally.

Façade investigations often involve several specialists. How does Façade IQ work alongside fire engineers, consultants, principal designers and other project stakeholders?

Façade investigations are a collaborative process, and strong communication between all project stakeholders is essential. We work closely with fire engineers and façade consultants to ensure they have the information they need at each stage of the project.

A key part of that collaboration is planning how we safely access the building. Every project is different, so we work with specialist access contractors to determine the most appropriate methodology, whether that's rope access, mobile elevating work platforms (MEWPs), mast climbers or other specialist working platforms. Selecting the right access solution is critical to carrying out investigations safely, efficiently and with minimal disruption to residents.

Our role is to provide accurate, evidence-based findings that help inform design decisions, fire risk assessments and, where required, remediation strategies. By combining technical expertise, specialist access solutions and close collaboration with the wider project team, we help keep projects moving and deliver the best possible outcome for our clients and residents.

What do you think clients value most when choosing a contractor to carry out intrusive investigations? What sets Façade IQ apart?

At the same time, technology will play an increasingly important role. We're already seeing advances in digital reporting, data capture, drones, 3D modelling and asset management systems, all of which are helping to make investigations more efficient and provide clients with better quality information.

Henry Greensmith, Divisional Leader at Façade IQ, answers the questions building owners, managing agents and developers are asking about façade investigations, building safety and the changing regulatory landscape.

To find out more, we spoke to Henry Greensmith, Divisional Leader at Façade IQ, about his background, why the division was launched and the challenges facing the industry today.

Meet Henry Greensmith

Firstly Henry, can you tell us a little about yourself, your background, and what led you into façade investigations and building safety?

I grew up on the Wirral and I'm still based there today. I went to school in Birkenhead before completing an undergraduate degree in Business Management at Liverpool John Moores University, followed by a postgraduate degree in Sports Management at Loughborough University.

Sport has always been a huge part of my life outside of work. I'm a keen golfer and have been a member at Royal Liverpool Golf Club in Hoylake for the past 20 years.

After spending more than 25 years chasing the elusive hole-in-one, I somehow managed to get two in just over a year, proving the old saying about London buses really is true. I also spent five years coaching a local grassroots football team, which was something I found incredibly rewarding.

Professionally, I started my career in the construction and health and safety sector before moving into project management, delivering façade investigation and remediation projects. Over the last four to five years, the industry has evolved rapidly and, with it, my experience and knowledge have grown significantly. As building safety has become an increasing priority, I've had the opportunity to work on a wide range of complex projects, helping clients understand risks, navigate regulations and deliver safer buildings.

What is Façade IQ, and why did A&S Group decide to launch this new division?

A&S Group has always been a progressive, forward-thinking business. Under the leadership team's direction, the company has evolved significantly from its roots as an aftercare and maintenance company into an organisation with six dedicated business units, each focused on its own specialist discipline.

The Group already has two well-established divisions operating within the fire safety sector, delivering passive fire protection and remediation services. With that expertise already in place, launching Façade IQ was a natural progression and a complementary addition to the business.

Building safety has changed dramatically in recent years. What challenges are you seeing building owners, developers and managing agents face today?

The building safety landscape has changed significantly over the last few years, and with that has come several new challenges for building owners, developers and managing agents.

One of the biggest challenges is navigating an increasingly complex regulatory environment. There is now a much greater focus on accountability, compliance and demonstrating that buildings are safe.

We're also seeing increasing pressure around obtaining accurate information about existing buildings. Many older residential developments simply don't have complete records of how they were constructed, which means intrusive investigations are often essential. Alongside that, there's the challenge of balancing resident safety with cost, programme and disruption. Ultimately, clients are looking for trusted partners who can provide clear, evidence-based advice.

For those unfamiliar with the process, what is an intrusive façade investigation and when is one typically required?

An intrusive façade investigation involves carefully opening up sections of a building's external wall to inspect the materials, construction and fire safety of the façade.

It allows us to understand exactly how the external wall system has been built and identify any potential risks that aren't visible from the outside.

These investigations are typically required where construction records are incomplete, to support Fire Risk Appraisals of External Walls, or to inform remediation works.

What are some of the most common issues you uncover when opening up a building? Have any findings surprised you?

Every building is different, but some of the most common issues we uncover include missing or incorrectly installed cavity barriers, combustible materials where they weren't expected, poor workmanship and differences between what was designed and what was actually built.

One thing that continues to surprise us is how often construction differs from the original drawings or available documentation. That's why intrusive investigations are so important.

Contracts Manager – Project Services

Location: Nationwide (Midlands-based preferred)

Within Project Services, A&S Group manages construction and refurbishment projects with responsibility for safety, coordination and delivery across multiple sites. The Contracts Manager role involves overseeing projects from mobilisation through to completion, working closely with site teams, subcontractors and clients.

The role involves:

Managing construction and refurbishment projects end to end
Coordinating subcontractors and site teams
Ensuring compliance with CDM regulations and safety standards
Monitoring programme, quality and performance
Acting as the main point of contact for clients and stakeholders

Particularly suited to those with a background in project delivery and a strong understanding of construction management.

Fire Door Installer / Inspector – A&S Compliance

Location: UK-wide projects

We are seeking an experienced Fire Door Installer / Inspector to support our Compliance division, delivering installation and inspection works in line with current fire safety standards and legislation.

The role involves:

Installing fire doors to certified standards
Inspecting fire doors and associated components
Completing accurate inspection reports and records
Working within live and regulated environments
Ensuring compliance with current fire safety requirements

Most suitable for those who have a strong attention to detail and experience in compliance-led environments.

Contracts Manager: Building Safety Projects

Base location: North West (project coverage: nationwide)

This role supports the delivery of fire remediation and building safety works across multiple sites.

The role involves:

Managing fire remediation and building safety projects
Coordinating specialist subcontractors and site teams
Ensuring compliance with building safety and fire regulations
Maintaining programme control and quality standards
Providing clear communication and reporting throughout delivery

The new name reflects our focus on large-scale building safety and fire remediation work, including cladding remediation, FRAEW-related projects, and external fire safety upgrades. Acting as Principal Contractor, the team manages complex safety projects end-to-end – from planning and access through to delivery and sign-off.

Minor Works is now A&S Project Services
Minor Works has become A&S Project Services .

The work has evolved far beyond “minor” works. This division now manages a wide range of construction and refurbishment projects, often across multiple sectors. From structural upgrades to full building renovations, A&S Project Services delivers tailored schemes with full compliance, warranty, and Principal Contractor capability where required.
